IMPORTANT REMINDERS

✔We do NOT allow parties or large unauthorized gatherings of any sort at our property. We are firm about only welcoming families and groups who are looking to relax and enjoy the beautiful stunning backyard and the amenities the home has to offer.

✔ADDITIONAL NIGHTLY RATE FOR 6+ GUESTS: Our nightly rate includes the first eight (8) guests. With each additional guest, a $30/night/person fee will be applied.

✔Pets are allowed and come with a fee. Guests need to inform us upon booking the information about the pets. Maximum of 2 pets are allowed. ✔NOISE LEVEL MONITORING: Please note that to be a good neighbor and host responsibly, comply with local noise ordinances and occupancy regulations, and prevent unauthorized parties, we have installed a noise alert device in our home. Rest assured that your privacy is our utmost concern; this device is NOT recording NOR storing sound data. The noise alert only functions to measure decibels and send alerts in case reasonable noise levels are exceeded.

✔SECURITY CAMERAS: we have placed security cameras throughout the exterior of the property, including the backyard. Rest assured that there will be no cameras inside the property, we highly value your privacy.

Notes

House Rules 

1. Locals must communicate with us before booking.

2. Each guest must respect and comply with all the community guidelines, please see Clause # 15 for the violation charges.

3. Parties are NOT allowed in this property without exception (Including loud conversations or music). We reserve the right to have you vacate the unit immediately without a refund. There is a $50 fee, per EACH extra guest NOT declared on the reservation details.

4. Smoking of any type is NOT allowed inside the premises. There is a strictly enforced $200 smoking fine PER DAY (including the use of weed, vapes, or other illegal substances), plus the cost to clean, deodorize, and repair damages.

5. PETS: Pets and service animals are welcome but MUST be disclosed in advance. Maximum 2 pets, no exceptions. There is a one-time pet fee $89 per stay. We only allow house-trained pets and ask to make sure they keep off beds and furniture. If the cost of cleaning exceeds the total damages/cleaning (for example: dog hairs all around the sheets of all beds and the like), guest is subject to be charged for all those exceeding expenses made. Pet details and guest information must be disclosed upon booking and fees must be paid at the same time. We will request payment within the platform upon approval if the pet fee is not yet included in the total reservation payment.

6. A lost, missing, or damaged KEY/August Lock has a replacement cost of $100 each.

7. Late Checkout fee: After 10:00 AM is $100 (due to logistics issues). After 12:00 PM you will be charged for the day at the standard rate, which does NOT mean you can stay. Any extra cost we incur for relocating, or any refund we have to give to the next guest, you will be responsible to cover for it.

8. Everything in the house is inventoried. We check the list and take pictures of the apartment before and after every reservation. We will charge for any missing or damaged items. We provide pizza and wine bottles with early notice. Broken window blinds are $5 each.

9. Respectful and friendly vocabulary is expected from both parties. If for any reason, our staff is offended or disrespected, we will cancel your reservation without a refund.

10. Reservations longer than 28 nights require an extra cleaning fee of $200, to cover for the professional deep cleaning after your stay. Also, a monthly walkthrough to make sure the unit is kept in optimal condition.

11. There is 1 security camera pointing at the door entrance. It will record only when someone comes in and out of the unit during your stay. Also, a monthly walkthrough to make sure the home is in good condition during your stay. Also, there is a loud noise sensor device. Blocking or disconnecting these devices will lead to the cancellation of your reservation without a refund.

12. Quiet Hours are from 10:00 pm to 8:00 am. In case of disruption, we will give you a one-time courtesy reminder, after that, we will have to ask you to vacate the unit.

13. Full disclosure policy for numbers of people on the property at any time with security camera verification to comply with local laws and vacation rental channel policies. Rest assured - no cameras in any inside areas - we respect the privacy of our guests. Small low-key gatherings are allowed only upon request and approval in advance. Check-in/checkout time: 4 pm/10 am.

14. NO UNREGISTERED GUESTS Stay over Additional screening may be done to screen longer-stay guests before checking in. You understand this and agree to fill out the form sent to you. If you don’t pass the screening we have the right to cancel your reservation and we will award you with the refund in accordance with our strict settings on our cancellation policy.

15. Violation of these rules will terminate your stay and NO REFUND, with a separate $500 violation fee.

16. RETALIATION CLAUSE: You, therefore, agree that your booking is in goodwill with us and that you will not attempt to damage our property because you are unhappy with a ruling by Airbnb or ours in the event that you experience anything dissatisfying regarding your stay or if you lose a resolution. So you are now waiving your rights to a trial if we sue you or if it has to go to a trial for any reason. You agree to pay all court costs and fees.

17. These fees are not included in your total payment. We will send you a separate money request via email or Airbnb.

ALL CONCERNS regarding your stay You must reach out directly to us, under no circumstances should you contact or disturb the HOA or any of the neighbors. Requesting assistance from HOA or neighbors violates our House Rules and may result in the termination of your stay immediately without a refund.
